Earnest Deposits and REO flips

I just wanted to address a question I had emailed to me about doing REO flips for no money down. Wait a second, what about the earnest deposit???? I shot a quick video on how to address this issue. One thing I forgot to mention in the video is if you already have a buyer and they are ready to take the property, make sure you get a deposit that will cover the earnest check and also put a couple dollars in your pocket until closing. Always remember..if you don’t call your inspection period, you do owe that money. Are there loop holes? Yes, but that’s not doing good business and your Realtor will kill you
